What does Millard Construction Services do?

Millard is a design + build general contractor in Southeast Wisconsin. We provide construction, renovation, special projects, architecture, interior design and consulting for residential and commercial clients.

Where is Millard Construction Services located?

Our home base is Waterford, Wisconsin, in Racine County. From there we serve all of Southeast Wisconsin, including Milwaukee, Waukesha, Ozaukee, Racine and Kenosha counties, as well as projects across the Midwest.

How long has Millard been in business?

Millard has been a trusted contractor since 1990, with more than 30 years of design + build experience.

How do I get an estimate?

Are you licensed and insured?

Yes. Millard is a licensed Wisconsin contractor and carries liability and workers' compensation insurance. Documentation is available on request.

Do you offer a warranty?

Yes. Our work is backed by a written workmanship warranty, and manufacturer warranties on products are passed through to you.

What is design + build?

Design + build means one company is responsible for both the design and the construction. It removes the gap between what an architect draws and what a builder prices, which keeps projects on budget and on schedule.

Do you work on commercial projects?

Yes. We provide commercial build-outs, tenant improvements and consulting alongside our residential work.

What professional associations do you belong to?

How do you handle budget and timeline?

Every project starts with a line-item estimate and a phase-by-phase schedule. We order long-lead items before demolition and communicate throughout the project so there are no surprises.

Construction Questions

How much does construction cost in Southeast Wisconsin?

Costs depend on scope, finishes and site conditions, so we price every project from a line-item estimate rather than a square-foot guess. After a site visit we provide a written estimate that separates labor, materials and allowances so you can see where the budget goes.

Do you handle permits and inspections?

Yes. Millard prepares and submits permit applications to the municipality, schedules required inspections and keeps the paperwork organized for you.

Is Millard a general contractor or a design firm?

Both. We are a licensed general contractor with in-house architecture and interior design, which is what design + build means: one team responsible for the drawings and the construction.

Renovation

Renovation Questions

Can we live in the house during a renovation?

Usually yes. We isolate work zones with dust barriers and schedule noisy phases in advance. For whole-home remodels or projects that affect the only kitchen or bathroom, we plan the sequence with you so disruption is limited.

How long does a kitchen or bathroom remodel take?

A typical bathroom takes a few weeks and a kitchen several weeks once materials are on site. Lead times for cabinetry, windows and specialty items are the biggest variable, so we order those before demolition starts.

Do you renovate older homes?

Yes. Many of our projects are in established neighborhoods in Milwaukee, Wauwatosa, Elm Grove and Racine. We are experienced with plaster, balloon framing, knob-and-tube replacement and matching historic trim profiles.

Will you help with design and material selections?

Yes. Interior design is part of our service, so selections are coordinated with the construction schedule and priced accurately.

Special Projects

Special Projects Questions

How is an inground pool demolished?

The pool is drained, the deck and equipment are removed, the shell is broken up so water can drain, holes are punched in the floor, and the cavity is filled with engineered fill and compacted in lifts before topsoil and grading. Doing this correctly prevents settling later.

Do you need a permit to remove a pool in Wisconsin?

Most municipalities require a demolition permit and may have requirements for fill and inspection. We confirm the local rules and pull the permit as part of the project.

Can you fix a structural problem in my home?

Yes. We handle beam and post replacement, sagging floors, foundation cracks and load-bearing wall removal, working with a structural engineer when the situation requires stamped drawings.

Do I need an architect for an addition in Wisconsin?

Most municipalities require drawings for permits, and structural changes require engineered details. Millard produces the drawings your municipality needs as part of the design + build process.

Can you design only, without building?

Our strength is design + build, where the same team carries the project through construction. Ask us about your situation and we will tell you honestly whether we are the right fit.

How long does design take?

Simple additions can be drawn in a few weeks. Custom homes and complex remodels take longer because selections and engineering are part of the documents. We set a design schedule at the start.

Interior Design

Interior Design Questions

Is interior design included with a renovation?

Design guidance and a selections schedule are part of our design + build process. Larger design scopes are quoted separately so you know the value up front.

Can you work with my own designer?

Yes. We regularly coordinate with outside designers and will build to their specifications while managing the construction side.

Do you have a showroom?

We work with local suppliers and showrooms across the Milwaukee area and can meet you there or bring samples to your home.

Consulting

Consulting Questions

What is a pre-purchase construction evaluation?

It is a contractor's assessment of a property you are considering. We look at structure, mechanical systems, water issues and the cost of the changes you want to make, so you can negotiate or walk away with good information.

Do you charge for consultations?

Initial conversations are free. Formal evaluations and written reports are quoted based on scope.

Can you review a bid from another contractor?

Yes. We compare scope, allowances and exclusions so you understand what is and is not included.
